Towns We Cover Around New Orleans

New Orleans, the surrounding parishes, and the North Shore towns across Lake Pontchartrain

Towns we cover across the New Orleans metro

New Orleans, LA

Tell us the street, whether the house is raised or sits on a slab, and what the room smells like, and we will say whether this is an assessment, a removal, a drying job or nothing worth paying for. Nearly a third of New Orleans homes were finished in 1939 or earlier against 6.1 percent across Louisiana, and in stock that old the wet surface is usually one the air conditioning made rather than one the rain found.

Coverage in New Orleans →

Metairie, LA

Send the address and where the mark sits on the wall, and we will tell you whether the water is arriving through the slab, out of the air, or not at all. Almost half of Metairie's 66,355 homes went up in the 1960s and 1970s on slab with the plumbing cast into the concrete, which is why a stain at the bottom of a wall here often starts a foot away from the break that caused it.

Coverage in Metairie →

Kenner, LA

Tell us what you can see and smell and we will say whether this needs an assessment, a removal, drying, or nobody at all. Kenner's interior point reads 5.72 feet below sea level, the lowest of the sixteen places we cover, and the USDA soil series named for this town records a water table that sits where the pumps hold it rather than where nature would put it.

Coverage in Kenner →

Gretna, LA

Send what you are seeing and we will tell you whether it is a leak, a cold surface the air conditioning is making, or nothing worth paying anyone for. Gretna holds the highest pre-war share in Jefferson Parish, 1,378 of its 8,352 homes built in 1939 or earlier, and just over half its occupied homes are rented, so the first question here is often who is responsible rather than what is behind the wall.

Coverage in Gretna →

Harvey, LA

Tell us where the water shows and how long the smell has been there, and we will say whether this is an assessment, a removal, a drying job or nothing at all. Of Harvey's 794 repeat-loss properties, 379 have been paid four or more times and 338 sit outside the mapped high risk zone, so on a great many addresses here the flood map is not the document that will tell you what is wrong.

Coverage in Harvey →

Marrero, LA

Send the street and what the room smells like, and we will tell you which of the three jobs this is, if it is any of them. Marrero's interior point reads 5.98 feet above sea level, one of the higher south shore readings we cover, and it still records 1,928 repeat-loss properties with 715 of them outside the mapped high risk zone, which is why height tells you very little here and drainage tells you most.

Coverage in Marrero →

Chalmette, LA

Tell us what you can see and we will say whether it needs an assessment, a removal, drying, or nobody. A third of Chalmette's repeat-loss properties are recorded as mitigated against 8 percent in New Orleans, and 989 of its homes went up between 2010 and 2019, so much of this town is a newer, tighter, fully air conditioned house sitting over open space that was not there before.

Coverage in Chalmette →

Slidell, LA

Send the street and what you are looking at, and we will tell you whether this is an assessment, a removal, a drying job or nothing worth paying for. Slidell sits 10.30 feet above sea level on North Shore terrace soils rather than pumped delta clay, and it still carries 2,577 repeat-loss properties, more than Metairie with five times the houses, so nobody here should be told that being out of the bowl settles it.

Coverage in Slidell →

Terrytown, LA

Tell us what the room smells like and where the mark is, and we will say which job this is or whether it is none of them. Only 11 of Terrytown's 304 repeat-loss properties sit outside the mapped high risk zone, under 4 percent and the lowest share anywhere we cover, so if your address is not in the zone the water is far more likely to be coming from the building than from the street.

Coverage in Terrytown →

Westwego, LA

Send the address and what you can see, and we will tell you whether this needs an assessment, a removal, drying, or nobody at all. Westwego has the least rebuilt stock of any place we cover, 74.5 percent of homes finished before 1980 and only 15 added in the whole of the 2010s, which means the wall in front of you is very likely the original assembly and can be read as one.

Coverage in Westwego →

River Ridge, LA

Tell us what you are seeing and we will say whether it is a leak, a cold surface the air conditioning is making, or nothing that needs removing. River Ridge sits 3.49 feet above sea level on the natural levee silt loam, where the USDA records a saturated layer perched 1.5 to 4 feet down from December through April and held under pressure by the river standing higher than the land beside it.

Coverage in River Ridge →

Arabi, LA

Send what you can see and smell and we will tell you which of the three jobs this is, if it is any of them. Arabi's interior point reads 1.85 feet above sea level, four feet below neighboring Chalmette, and 249 of its 2,185 homes were built in 1939 or earlier, so two towns on either side of the same parish road are not the same problem at all.

Coverage in Arabi →

Belle Chasse, LA

Send what the wall looks like and how long it has been that way, and we will tell you what is likely behind it and what putting it right involves. Belle Chasse records 54 repeat-loss properties against 304 in Terrytown, a place with roughly twice the housing, so a damp wall here is far more likely to be a plumbing fault or a cooled surface than anything the water outside did.

Coverage in Belle Chasse →

Mandeville, LA

Tell us the year the house went up and which wall the mark is on, and we will say whether this is an assessment, a removal, a drying job or nothing at all. Only 26.1 percent of Mandeville homes predate 1980 and the median was finished in 1990, which matters because a tighter, heavily cooled house is exactly the one whose interior surface the summer air condenses on.

Coverage in Mandeville →

Covington, LA

Send what you can see and we will tell you which of the three jobs this is, if it is any of them. Covington's interior point reads 22.24 feet above sea level, the highest place we cover, and a fifth of its 330 repeat-loss properties are classed severe repetitive loss, because on this ground the water that reaches a house comes down a drainageway rather than in off a lake.

Coverage in Covington →

Laplace, LA

Tell us what happened and when, and we will say whether this is drying, an assessment, a removal, or nothing worth paying for. Laplace sits outside the completed federal risk reduction system at the western end of a levee project the state records as running to 2030, and its file shows 2,450 repeat-loss properties with only 71 flooded four or more times, which is the signature of one big event rather than a wall that wets slowly.

Tell us what you can see or smell, roughly where in the house it is, and whether the house is raised or on a slab. Those three things narrow it more than the size of the patch does, because they point at how the water is arriving rather than where it ended up.

Six quick questions, then your details. It takes under a minute, and the answers are what a local assessor would ask first.

Question 1What are you dealing with?
Question 2Is the house raised, or on a slab?

This is the question that splits the job in this metro, and the two answers have almost nothing in common. A raised house has a vented space underneath that pulls in outside air, so the problem is usually the floor system. A slab house has its plumbing cast into the concrete, so the problem is usually a leak you cannot see reaching the bottom of the wall. Answer with whatever you know.

Question 3Where do you think the water is coming from?

Worth knowing before you answer: in this climate a wall can get wet with no leak at all. The mean dew point at the airport is 75.2F in July, which is at or above the temperature air conditioning holds a wall at, so the room's own cooled surfaces can pull water straight out of the air. If none of the leak answers fit, that is genuinely useful information and not a wasted question.

Question 4Is anything still wet?

EPA guidance gives wet material roughly 24 to 48 hours before growth starts, which is why the date matters more than anything else here. One local caution: opening the windows to dry a room out does not work here in summer, because the outside air is carrying more water than the room is.

Question 5What is your position at the property?

It changes who we talk to and what has to be put in writing. Worth knowing if you rent: a landlord's own maintenance staff are exempt from the mold remediation license under Louisiana law, so work handled in house was not done by anyone the state was holding to it.

Question 6How soon do you want someone out?
Who you are, and which building

Who should we ask for?

How can we reach you?

We call to confirm the details before anyone is sent out.

Where is the property?

The contractor match is by property, not by person, so the street line matters.
